Nifty-nine percent of all home inspectors do not know how to test for carbon monoxide. Most home inspectors have no idea what the numbers on their combustion analyzers mean. Water heaters are killing machines and most home inspectors are clueless. Home inspectors do not perform the simple draft test on water heaters or furnaces. Most home inspectors do not even know what the draft is. A draft gauge only cost about $30. The draft should be between -.01 to -.02 inches of water column (WC). Lower or higher draft can kill. You the home inspector may be responsible for the sickness or death of a client because you supposedly inspected their water heater or furnace. Many times, these systems visually look fine and will be documented on your report as fine. Internally, the unit may be a time bomb and you the professional may be at fault. I was an expert witness in a carbon monoxide death case where the heating contractor was sued. This poor person only visited the site to give an estimate. He was sued because he should have properly informed the clients and he should have shut down the system. My clients are dead now. FICTION (If the furnace produces CO it has a cracked heat exchanger.) FICTION (Testing the home or register for CO will tell your client weather the home has a problem or not. This is a typical home inspector test.) FICTION (The rust stains on the top of the water heater are forming a leak. This means the unit is spilling. The draft is too high or too low.) FICTION ( The combustion analyzer manufactures will give you all the information you need to know how to use your gauge. Most of these manufactures do not provide you with proper combustion data. ) FACT (Most carbon monoxide problems have nothing to do with the heat exchanger) FACT (A combustion analyzer when used properly, can tell you everything that is wrong with the furnace, water heater, ventless unit, or other combustion appliance. ) FACT (A water heater may look perfect to the home inspector. The home inspector has no idea if the draft is proper without testing. Poor draft can cause low-level carbon monoxide poisoning.) FACT (The water heater design is faulty because it has a draft hood. This installation was invented in the 30’s so the gas people would not have to go to homes to re-light pilot’s everytime the wind blew. This was a bad design and has been responsible for millions of deaths and poisonings in the last six decades. Did you know that doctors do not perform autopsies on old people because the doctors do not want to go to court as factual not paid witnesses. Did you know that millions of people have low-level carbon monoxide poisoning and do not even know it.) You test a draft-induced furnace. Your combustion analyzer shows 202 PPM CO on ignition, the CO drops to 80 and slowly climbs, the O2 drops to 5% and slowly drops, the stack temperature is 405 F, the plenum temperature is 105 F and the draft is -.02 WC. You probable have no idea what is wrong with this furnace. It only took one minute to get these values from your combustion test. Within seconds you will be able look at one of my charts and instantly and tell your client what is wrong. ANSWER an overfired condition is occurring in one of the burners. This condition is dangerous and can kill. There are thousand of different scenarios. The charts that are provided at the end of the power point will tell you almost everything wrong with the unit you are testing. You can cut your gas consumption by 30% simply by performing a combustion analysis. A poorly operating gas fired appliance will waist money and be dangerous at the same time. You will be the only inspector in your town that will understand combustion. You can charge additional fees for these tests I charge an additional $125 to perform combustion analysis. You can add this service for free to your inspection and be better your competitors, Before you know it, you will be referred more because you do this test. I find one bad combustion system every single week. People will remember you forever. You just saved lives. They will refer you forever. Realtor referrals come and go. This CD will teach you how to interpret the readings on your combustion analyzer. Most carbon monoxide classes are two to three days long and cost $700-$1200.
